Ceiling leak water damage repair

A wet ceiling needs the source found and stopped first, then the wet drywall and insulation checked and dried or removed. Sagging drywall should come down in a controlled way before it falls.

In DFW the usual culprits are hail-damaged roofs, attic HVAC units with a clogged condensate line, and supply lines to upstairs bathrooms. Each leaves a different pattern on the ceiling.

Drying a ceiling isn't just the drywall. Blown insulation above it holds water like a sponge and has to be dried or replaced, or the stain and smell come back.

What to do first

  1. 1.Turn off power to the affected light fixtures.
  2. 2.Poke a small hole at the lowest point of a bulge over a bucket to relieve water.
  3. 3.Check the attic unit's drain pan if the AC is running.
  4. 4.Photograph the ceiling and attic.

Ceiling leak water damage FAQ

Can I just paint over a ceiling water stain?

Only after the leak is fixed and the ceiling and insulation are confirmed dry with a meter. Use a stain-blocking primer first, or the stain bleeds through.

Why does my ceiling leak only when the AC runs?

An attic AC unit makes condensate water. If the drain line clogs and the pan overflows, water lands on the ceiling. A float switch that shuts the unit off helps prevent repeats.
